From Moscow building sites to the bays of Muğla.
I spent the first five years of my career in Moscow with a construction company delivering large international projects. I brought that site discipline, quality control and habit of on-time handover back to Muğla.
For five years I've been building and brokering property in Göcek, Dalyan, Dalaman, Ortaca and Köyceğiz. When I build, I also think about who will buy the property, and at what price.

Common questions
Can you manage the build while I live abroad?
Yes. We meet online, and you receive regular photo reports from site. Many of my clients follow their build from abroad and come over at key stages.
Can foreigners buy property in this area?
Foreign nationals can generally buy property in Turkey, subject to certain restrictions and approvals that depend on nationality and location. I guide you through choosing the right plot or home, and I recommend working with an independent lawyer for the purchase itself.
How long does it take to build a villa in Göcek, Dalyan or Dalaman?
It depends on the size of the project, the permit process and the plot. On the first call we set a realistic schedule for your project, and the agreed handover date goes into the contract.
Why does build quality change the resale price?
Buyers see and feel the insulation, windows, workmanship and architecture. In Ortaca Karaburun, for example, 1-bedroom flats in the area sell for TRY 2.9–3.5 million, while the 1-bedroom flats I built at Karaburun Premium sell for TRY 4 million.
Which area should I choose?
Göcek for luxury villas and the marina life, Dalyan for a protected, boutique setting, Dalaman for airport access, Ortaca for year-round living and Köyceğiz for lakeside value. On a short call we match the area to your budget and goals.
What is a land-for-flats agreement?
It's a common arrangement in Turkey: the landowner provides the plot, the builder covers construction, and the finished flats are shared at an agreed ratio. The ratio, the specification and the handover date are set out in a notarised contract.
